Jumeirah Beach Residence District Cooling Plant, Dubai
The Jumeirah Beach Residence (JBR) comprises of 36 luxury residential apartment towers and 4 hotel towers. The Project will cater to a community of over 25,000 residents with its 22 million square foot gross floor area developed across a length of 1.7 kilometers (1 mile). JBR will be a self-contained community with amenities like restaurants, cineplexes, health clubs, sport centers, medical facilities, beach clubs, children's play areas, housekeeping, retail stores, supermarkets, nursery schools, and will be home to more than 400 stores and restaurants.
District Cooling System (DCS) is a considerably more cost-efficient alternative to air-cooled chiller systems. It is estimated that chiller plants account for up to 60 per cent of electricity usage in large buildings. With DCS, building owners can reduce electricity usage substantially. Additionally there are cost savings and other benefits from reduced maintenance, enhanced efficiency and reliability, space savings, flexibility of air-conditioning load and a plant life that is twice that of traditional plants. With a total capacity of 60,000 tons, the JBR (DCS) plant is the single-largest district cooling plant in the region.
Drake & Scull was awarded the complete project and succeeded in bringing the plant on-line within the stipulated schedule and without any delays to third parties. The project team was able to achieve these results with the close cooperation of the client, Dubai Properties; project managers Mace International and building services consultants, Hyder Consulting Middle East.
The chilled water system of the Jumeirah Beach Residence has a maximum capacity of 60,000 tons of refrigeration (17,0600KW) at 55,000 TR duty and 5,000 TR standby, designed to accommodate the cooling requirement of the built up area of approximately 22 million square foot.
The design life of the plant and all equipment is twenty five years and the overall efficiency of the plant is designed to meet a power consumption efficiency of 0.93 KW/TR.
The focal point of the district cooling plant is the skid mounted packaged chiller modules. This water chiller module is housed in a container-type package which consists of 2 nos. centrifugal water chillers arranged in series with a capacity of 2666 tons for the upstream chiller and 2334 tons for the downstream unit, totaling 5000 tons. Also included in the package are the primary chilled water pump, primary circuit expansion vessel, condenser water pump, the pumps’ electrical switchgear, the Motor Control Center of the VFD-controlled Cooling Tower, complete with all associated system pipe work, cables, wireways, module cooling equipment, instrumentation and control system interfaced with the PLC-based chiller controller. The design chilled water temperatures for the secondary side of the system are 4°C leaving (flow) and 14°C entering (return) the plant.
There are twelve chiller modules positioned in parallel. The total capacity of which is 60,000 tons. The 5,000 tons of the total capacity equivalent to one chiller module serves as a stand-by unit to be used in case any of the chiller modules breaks down or it is off-line for maintenance.
The Secondary Chilled Water Reticulation System and Energy Transfer System cover the secondary chilled water reticulation piping circuit from the outlet of the Central Cooling Plant to the Energy Transfer Stations at the building loads. The secondary chilled water reticulation system encircles the JBR building load site from the Central Cooling Plant to form a ring main.
The route that the ring main follow from the Central Cooling Plant as buried pipe and traverse the marina seabed via a buried water-proof concrete structure culvert designed specifically to carry the ring main and high voltage electrical supplied to the JBR building loads.
Marina Mansions, Dubai
Marina Mansions is a futuristic 30 storey residential tower with luxurious difference in living space, standard of finish, facilities, and views. The amenities offered to residents are on par with most 5 star hotels and the pool deck and recreation areas are set to become benchmarks in residential property development. The building offers all the modern benefits of International Standards. Residents can enjoy a host of the great facilities which are on offer, from the various swimming pools, gymnasium to the mutil-purpose sports courts. The building also offers a nanny service as well as restaurants, shops and cafes.
Drake & Scull was awarded the DSI will supply, install, test and commission the complete MEP works including air conditioning systems, ventilation, plumbing and drainage and electrical systems. DSI’s work will help bring to life the unique design for the iconic towers which includes a coloration technique with the building appearing in multiple colours.
Marina Mansions construction started in 2005 and ended in 2007. The project consisted on ground plus 29 floors and two basements. The building contains two, three, four bedroom flats, penthouses, and duplexes. The building has its own chilled water plant consisting of four water-cooled chillers. It also houses gymnaium, swimming pool, and jacuzzi facilities.
The Drake and Scull team consisted of the Project Manager, and two Project Engineers. Although the team was small for a project of this size, it managed to successfully close the project. It was a challenging experience since there was more than one typical layout in the building. The project has a unique exterior design that it stands out compared to the buildings around it. The project is considered one of Drake and Scull’s great accomplishemnts.
Ocean Heights Tower
Ocean Heights Tower is an 82 storey towering masterpiece with 680 apartments, strategically located at the entrance of Dubai Marina with easy access to nearby beachfront luxury hotels, including the 7-star Burj Al Arab, shopping arcades, beach clubs, golf courses, and other leisure facilities such as the Wild Wadi water amusement park. Offering a choice of one, two and three-bedroom luxury condominiums, Ocean Heights is one of the most exclusive contemporary waterfront addresses in Dubai, designed for the most discerning individual seeking a lifestyle of luxury and pampering.
The main power supply is fed from the Dubai Electricity (DEWA) network to the dedicated substation on the ground floor. There are 14 transformers rated 1500KVA each in the substation. The LV Room contains 14 2500A MDB (LV Panel), with 11 of them being connected to a bus duct to feed power to different levels. One back-up generator of 1500KVA is provided for maintaining essential power supply in case of a main power supply failure.
Various types of luminaries are used. The parking and podium area has fluorescent light fittings in use, whilst in the lift corridor down lights are utilized. Common area lights are controlled by a lighting control system. Exit and emergency lights are connected to a central battery emergency system.
The fire alarm system is as per the requirement of civil defense authority, and is monitored by the civil defense through an auto-dialing network. The telephone network connection is from EITC (du), and design is as per EITC design guidelines. The low current system consists of CCTV, PA, a music system access control system, and a video intercom system.
Park Place Tower, Dubai
Park Place Tower, a UAE architectural icon, is a 63-storey mixed use tower built in the shape of a perfume bottle. The 236-metre skyscraper offers unprecedented facilities, including the longest swimming pool on Sheikh Zayed Road, the fastest lifts in Dubai, state-of-the-art security and safety systems and high-grade acoustic treatment. Owing to the design of the building, no two floors will be alike, giving commercial and residential tenants additional versatility. The tower also features a 10-storey secure parking lot, landscaped gardens and designer fittings.
Drake & Scull was awarded the complete project and executed all the plumbing, drainage , HVAC, Firefighting system , BMS ,Power & lights, switch gear ,Bus bar ,lighting control system , CCTV system ,Access system , Audio/Video intercom ,fire alarm system and central battery system works in an unprecedented unique and professional approach using the latest technologies. The MEP plant rooms were based on the Basement and on floors 19, 20, 57 and 58.
The Drake & Scull on-site team worked on the project by liaising with all the internal departments and working closely with the company’s offsite teams from Engineering, Procurement, Planning, Quality control, Account and Central Store Depts. With this exceptional team work, guided by the management vision and strategy, Drake & Scull was successful in completing the project within the specified time frame and in coordination with the main contractor.
The MEP works of Park Place tower started in Jan 2005 and was completed in June 2007.

Accident and Emergency Trauma Centre, Rashid Hospital, Dubai
The 120-bed state-of-the-art Accident and Emergency Trauma Centre is based in Dubai's Oud Metha area adjacent to the existing Rashid Hospital. It includes the most advanced medical equipments available and it can accommodate up to14 ambulances simultaneously. With a helipad included, the centre has been designed to serve the entire Gulf region. The advanced centre makes use of the latest technology and the newest principles in trauma centre architectural design. It is the largest and the most advanced freestanding trauma centre in the region. With a detailed disaster management plan in place, the trauma centre is built to cope with large-scale disasters and emergencies.
The facilities spread over the 20,000m2 of a two-storey building, include six operation theatres, three resuscitation departments, CT scanning facilities, an intensive care unit and two radiology departments.
Drake & Scull won the role as MEP contractor for the project, which involved the supply, installation, testing, commissioning and operation of the MEP systems. In terms of the demands on the MEP installation, hospital projects are among the most complex. The amount and the combination of services that are required are generally larger than in other buildings and consideration of the end-user plays a critical role. The products used in the project had to be carefully specified, with many specialist items needed, as hygiene is a top priority for the client. This scale and the need to maintain high levels of hygiene meant very close day-to-day co-ordination with the main and civil contractors was essential. All products installed were considered, from the largest plant down to manhole covers.
The creation of the Middle East's first dedicated accident, emergency and trauma centre needed a high level of attention from the MEP contractor, with specialist equipment and installation techniques required. Drake & Scull’s intensive experience and knowledge about the specifics of hospital projects systems meant that the firm’s work was eased as lessons learned from previous similar projects were applied at the Rashid Centre from the beginning of the project.
The Jewels twin towers, Dubai Marina Waterfront, Dubai
The Jewels twin towers, located at the Dubai Marina Waterfront, rise to an imposing 20 storey, and will house 120 units and 5 villas. These include one, two, three bedroom apartments, duplexes, penthouses, lofts, retail shops and luxurious villas overlooking the spectacular marina. Complementing this wide array of residences is an amazing range of amenities - high-end finishes, full home automation, fully fitted kitchens and bathrooms, even a Jacuzzi in the master's bathroom.
The jewels Twin Towers proved to be one of Drake & Scull’s prestegious projects and remarkable triumph, as the project team faced a few difficulties during the execution of the project due to the towers’ unique curved design which is refelected on the interior of the building as well. The irregularity in the shape meant that none of the floors shared the same size and design. This variety presented a challenge in itself due to the different layout of each flat. In addition, each duplex, villa, and penthouse has a private swimming pool and an outdoor jacuzzi in the penthouses only.
Through team work and close cooperation between all parties involved in this project including the Client himself, Consultant, Project Manager, and the Contractor Drake & Scull was able to complete all the jobs successfully and deliver the project on time.
The strong dedication and hard work of the on site Drake & Scull team delivered a project that is considered one of Dubai Marina’s showcases. Drake & Scull is very proud of having worked on this project and contributed to its success.
This unique project is designed by award winning Hazel Wong, who conceptualized the Emirates Towers and the new Dubai Federal Aviation Headquarters.
New Women’s Education Centre, Zayed University, Dubai
With a value of AED 130 million, the MEP contract during the creation of the UAE’s largest women's education centre (Zayed University) needed a high level of attention and expertise, with specialist equipment and installation techniques required.
Drake & Scull was involved in the supply, installation, testing and commissioning of the MEP systems and successfully completed the job on time and on budget in November 2006.
Holding 5000 students, this new facility is based in Dubai’s Academic City in the Al-Ruwaiyah area. Constructed to the very highest standards, it gives the opportunity to students to pursue their dreams in one of the UAE’s premier higher educational establishments. A total 106,000.0m2 of build up area consists of academic colleges in six wings, an administration building, a library building, a dining & activities building, a gymnasium, and a conference building.
